Familiar spaces are those in which one knows and is known, where one implicitly feels welcomed.

In an increasingly isolated world, we intentionally design environments that foster interaction, mutual care, and generosity.

We develop spaces that allow communities not only to enjoy the vibrant culture cities offer—but to be active participants in it.

We redefine ownership to broaden access, inviting residents to collectively steward their neighborhoods and futures.

And we embrace an expansive vision of family—united not simply by blood, but by intentional care, commitment, and shared experience.

Our model
Start with community
Existing groups of friends and family have developed their own culture over time. Rather than starting with a space and finding people to inhabit it, we start with these groups as our anchors, and design and develop spaces with them, for a wider community to inhabit.
Design for connection
Drawing on best practices of family-oriented design, we create spaces with diverse unit types and generous shared areas—while preserving the comfort, privacy, and autonomy of your personal home.
Finance for access and flexibility
By financing through fractional ownership, we open the door to homeownership at a lower buy-in, while giving residents both equity and flexibility.
Cooperatively operate
Our approach prioritizes resident empowerment in building operations—from shaping sustainability practices to deciding what’s shared and how it’s used. By shifting meaningful control to those who live there, we cultivate a deeper sense of ownership, belonging, and the ability to create affordable abundance.

Our latest thinking on housing & community

We're building in Mexico City

Our first project is in Mexico City. Our community here was formed by a group of friends from architecture school and their families, and it has continued to grow each month, attracting more friends, family members, and other people interested in living well in a community.

We gather monthly to share updates on the project development, as well as broader learnings around community-led development.
